Last year, my husband and I decided it was time to move up and purchase a larger home for our growing family. We had to sell the home we were currently living in to make this possible. It was time to put into practice what I preached to my clients.
So here’s my story. Long before putting our home on the market (about 6 months), we walked through the interior and around the exterior of the home. We made a list of everything that needed to be done before putting the home on the market. You see, at that moment we were no longer home-owners, but home sellers. Everything had to be right to outshine our competitors which included new homes.
Here are some of the things that we did to prepare our home.
· Paint the front door (make a good first impression)
· Touch up paint throughout
· Paint baseboards and trim
· Polish wood floors and cabinets
· Remove cobwebs
· Replace blown light bulbs
· Replace leaky faucet
· De-cluttered every room and closet (to show off the space)
· Thoroughly clean the entire home
While the home was on the market we:
· Dusted, vacuumed and swept every other day
· Wiped down mirrors and faucets with Windex daily
· Made the beds daily
· Washed the dishes daily
· Left on lights for showings
· And burned a cookie scented candle for 2 hours in the morning
In addition to the above and most importantly, WE PRICED THE HOME RIGHT. We analyzed the current market data and priced the home based on what the market would bear. This is critical and is the difference between whether your home sits or sells.
Our result: a contract in 13 days and closed deal in 29 days with a sales price 99% of the asking price. We are on our way to our dream home.
