Does anyone else have the feeling that 4th Quarter will be the best quarter of the year?

I'm particularly optimistic as I've met with several first time homebuyers and investors recently who all realize it's a terrific time to buy right now, and all of them want to buy before the end of the year.

And, a buyer for an Active Adult Community thinks he's got a contract on his house, so he'd be a cash buyer...bonus!

Anyone else feeling this way???

I can see the market turning.  The media is what has really changed everything...It not so much gloom and doom nowadays...Have you noticed that.

i feel the same about 4Q. The conversation has shifted away from market troubles, and buyers are interested.

From a title company's perspective, I'd have to say "yes"...based on the number of contracts we received on Friday (8) then another 2 yesterday (Monday)....WOOHOO!!!

The strange thing is here in Charlotte County, I've been seeing A LOT of lot deals (lots of lots-haha!) and I've been giving out quotes left and right on vacant lots.  I don't know how it is elsewhere?????

I agree completely with your observation.  It seems that the buyers might be sensing that things will start getting better so they are hoping to buy before the upswing begins.  As a result the buyers are getting serious and are beginning to absorb the inventory to  get it back down to traditional levels.

Folks who are in situations where they have to sell their homes and haven't been in them very long are the ones suffering now.  I have seen four situations over the past couple of days where the potential sellers are in a dilemma because they can't sell their homes and cover closing costs without taking a hit.

In the Birmingham, AL area September activity dropped over prior years but the year to date activity remains relatively flat compared to '06.

If we can get an interest rate cut from the Feds this quarter I think '07 might go out with a bang and then '08 will start off strong.

Carol, It is not just you. I learned just a few weeks ago that we (in Birmingham, Alabama) are on pace to sell more homes in 2007 than we did in 2006. So, I don't know if it is the quarter or not, but this year will be better than last.
