Overall, in Aliso Viejo, Sellers are in Control!

The Aliso Viejo Real Estate Market - - - - - - - - June 23, 2011. 
Demand in Aliso Viejo is 110 new escrows opened over the last 30 days!  That is up 33% since May 26!  There are only 277 residences for Sale, without an accepted offer, in Aliso Viejo!  That equals a Market Time of only  2.52 months!  Aliso Viejo Market Time is down a whopping  26%  since  May  26!  That is Great News for Sellers!  The Buyers are Out There and Waiting.  As a Seller, You can clearly Sell Your Home in  Aliso Viejo; You just can't get the Price You want.


Aliso Viejo Listing Breakdown by Type - - - - - - July 8.  Bank-owned foreclosures For Sale in Aliso Viejo have dropped from 12% to 7% of the Market over just the last 9 weeks!  Instead, we have more short sales.
Equity Sellers = 136 - 49%,  no change.
Short sales = 120 -  44%, up 6 percentage points!
Bank-owned foreclosures = 19 - 6.9%,  down 5.1 percentage points!

Aliso Viejo Listings by Price.  Surprisingly, Aliso Viejo list prices continue to rise.  Below is July 8  compared to May 31.
 
Less than $350,000 = 105 - 38%, down another 4 percentage points!
$350,000 - $475,000 = 65 - 24%, up 2 percentage points.
And  >  $475,000  = 105 - 38%,  up 2 percentage points!

The average Aliso Viejo Median Sales Price over the last six months has fallen to $369,750 from last month's $381,500!  It is interesting to see the List Prices going up, but the Closed Sales Prices going down.  That 2-way trend can't last for long.  Remember, Closed Sales Prices are at least 2 months behind Today's List Prices. 

Aliso Viejo had a Sales slump.  There were 41 sales in May compared to 65 Sales in April!  With the recent jump in new escrows, we should see many more closed Sales in July.

Mark looks like you're doing pretty well with this.  Suggestion I have is to get some images in there, I will be doing a webinar next Thursday on this excat thing.
