The weirdest thing just happened, so it's worth a quick word. We got a call from a realtor about this house in the Oakland Hills we had staged and sold on the open house day less than 3 months ago. He was representing the new buyers, a couple from Marin, who had decided after barely moving in that the house just was not working for them. Bottom line was they wanted it back on the market and wanted to re-stage, and could we do it again? I've already been in the situation where, after all contingencies were removed, we were given the ok to remove the staging, only for the deal to fall apart on closing day. Our poor realtor was in the unfortunate position of having to call us back to redo it all, for a new contract...Not that every snag can be predicted- I hear a new story every day- but I'm always reluctant to take the staging away until all the t's are crossed, etc.
But this new place broke the record for quickest turnaround not involving a flip. So we did redo it- quickly and as close as possible to the original look as the agent was able to use the pictures from the first seller's agent, minimizing his costs. And everyone is happy as the new sellers also got a contract within a week...but of course we're wise and clever so all is staying put until all is said and done. It's a success story, but both those realtors were smart: they knew the home needed staging, and we were able to come through for them- twice. See if you think they were right:
