Vail Valley Real Estate Market Update June 2011

 

June is typically a slow month for real estate sales here in the Vail Valley as it is what we locals refer to as “mud season”, the time between the end of the ski season and the start of the summer season. 

 

The sales data from the County has been reported for the month of May.  Read the full report by Land Title Guarantee here: Land Title Market Analysis May 2011.  According to their data, properties in Eagle County selling for $500,000 or less have accounted for more than half of the transactions year-to-date in Eagle County.

 

From Land Title:

 

“Properties selling for $500,000 or less have accounted for 57% of all transactions in May, and 54% year-to-date. There have been 227 transactions under $500,000 year-to-date through May, of which 92 have been bank sales.

 

Eagle County also had 8 transactions with a sales price of $4 million or more in May. The highest residential sales were sold in Vail; a Chalets at Lodge at Vail selling for $12.5 million, and an $8.15 million property selling at One Vail Road.” (Four Seasons)
