When it comes to the remarks section of a listing of mine, I try to stay away from the "Generic" description that I see many fellow REALTORS® use. Down here in Southwest Colorado just west of Pagosa Springs is The Pagosa Lakes Area. The majority (If not all) of the properties in The Pagosa Lakes Area back to or are connected to greenbelt. The demographics of this area consists of approximately 60-65% retirement age folks and second home owners. When Buyers come to this town looking for a home to live out their retired years or that second home, sure it's nice to have "greenbelt" but come on, when you start seeing "Backs to greenbelt" in almost every description you take away the uniqueness of that property. Walk the property. Get a feel for yourself what it's like. When in the home walk every inch and get a feeling for that too. Ask your Seller what it is that they find attractive in this home. Ask them what helped make the decision to buy that home in the first place. Not only will you get different answers every time, you'll gain insight into the uniqueness of that Pagosa Lakes Area home. Each home has a story to tell and if you listen carefully, you may just find that unique feature to put in the remarks section and captivate the next Buyers eye and emotion.
