Princeville Kauai condo (and house) + short sale update for the week of Jul 3rd to Jul 9th

This is an unusual week in that there we no new listings. I guess with the 4th being in there, people were busy celebrating instead of looking at property and / or putting new property on the market. Here is your update for the week just past:

Back on the Market:
Since there are no new condo listings this week, we start right back in with "back on the market." Sealodge F1, priced at $279K is back on the market after going into escrow on 6/16. It last sold for $600K in 6/05 and is a short sale. FNMA foreclosure unit Nihilani 21B priced at $299,900 is back on the market after briefly going into escrow. 21B sold for $656,650 on 10/06 and was foreclosed on in 9/10.

Contingent:
After over 500 market days, Puamana 17A went into escrow priced at $299K after selling for $320K in 3/04. Short sale Hanalei Bay Villas 23 finally found a buyer after 248 days on the market. This unit sold for $600K in 6/04 and initially came on the market at $535K, reducing to the current price of $399K on 4/28. Short sale Villas of Kamali'i 4 went quickly into escrow while priced at $595K after being purchased for $900K in 3/07. It went into escrow with only 12 days on the market.

Sales:
FNMA REO Kamahana 2 closed at $217K with a list price of $229,900. The last purchase for this unit was in 11/94 for $136K. FNMA foreclosed on it in 2/11. Short sale Villas of Kamali'i 40 closed for $530K cash with a list price of $595K after selling for $725K in 5/07.

Price Changes:
Paniolo 107, a bank foreclosure which sold for $475K in 9/05, went from $203,900 to $199,900. Mauna Kai F6, a bank owned property which sold for $431,560 in 11/04 and was foreclosed on in 12/10, reduced from $254,900 to a very attractive $199,900. Fannie Mae REO Mauna Kai F7 also reduced, going from $284,500 to $261,900 after selling for $257,500 in 2/03 and being foreclosed on in 9/10. Plantation 412, which is not a short sale or foreclosure, originally sold from the developer in 9/05 for $405K. It made a small reduction this week going from $430K to $420K. Kamahana 14 went from $525K to $449,500 and last sold for $410K in 11/03. Pali Ke Kua 243 was purchased for $477K in 9/02 and reduced from $599K to $525K. Now on to your Princeville home update:
