What Can a Franklin, MA Buyer Expect at the Final Walk-Through?

There are many details spelled out in Purchase & Sales agreements that are used in Franklin, MA realkeys estate, however there are some "gray" issues that don't necessarily end up in print.  I like to refer to these as "common courtesy" items.  In other words, the old adage of "Do unto others the way that you'd like to be treated" applies here. 

A buyer moving into a home expects the lawn to be mowed and the trash to be removed as basic courtesy items but sellers sometimes overlook these details especially with the hectic moving day upon them.  It is one thing to leave a small bag of trash in the barrel to be disposed of on the designated trash pickup day but it is entirely another issue when the barrels are overflowing with trash--the new owner will not be able to include any of their own trash that week since the amount is already at capacity.

The same goes for the lawn.  Most reasonable people understand some lawn growth especially if there had been alot of rain that week but knee-high lawns are unacceptable. 

This may all seem like common sense and you may wonder why I'd bother to write about it but it happens again and again! In 15 years of real estate I have seen sellers try to leave all kinds of things behind, despite admonitions from their Realtor.  (I will admit that I have had a few repeat customers who had this happen when they were buyers then when they went on to sell they did the same thing to their buyers!)  Take a minute to consider the other person and your actions will become clear...
