Selling a home in today's market can be tough. I tell my clients, "It's a beauty pageant and a price war....all rolled into one." Preparing your home for the market can be difficult. It requires you to be able to step back and view your home objectively, as a buyer would.
I received a call from this seller a week ago. When I interviewed for the listing, I advised the homeowner to "declutter" and start packing. We needed to clear out the space so the buyers would be able to envision their own personal belongings in the home, and to be able to focus on the best features. They called me this weekend to tell me that they were done, and were ready to hit the market.
When we arrived today, I asked if it would be okay for us to "stage" the home a bit more. Initially, they were hesitant. You could see the fear on their faces each time we picked something up. The look in their eyes clearly said, "Hey, where are you going with that?"
Four hours (and many boxes) later, the sellers had gotten "the fever." That's what I like to call it anyway. During the time we were there, they loosened up and began to get into the staging process with us. They were amazed at the transformation, and begin making suggestions for things they could do to take it even farther. I'm returning to the home tomorrow to finish the dining room and kitchen, and the husband informed me as we were leaving that he intended to have the fireplace repainted by the time we return. The wife was standing next to him with a notepad and pen asking "what else" she could go and buy to help decorate the home.

I'm excited to return tomorrow to see how much the homeowner was able to accomplish after we left today, and I can't wait to see the newly painted fireplace!
