The Facts

19 Single Family homes listed in First MLS closed in June. I closed one other one that was not listed in the system.   

 12 of the 19  home sales in FMLS were foreclosures! The unlisted property I closed was also a foreclosure.   

As of June 11, 289 Single Family homes are listed for sale in Lumpkin county with an additional 32 pending contracts.   

The highest sale price in June was $325,000. The home was almost 5000 heated square feet on 16 acres. The home was in great condition.   

The lowest sale price was $25,000, a foreclosed double wide on an acre at 47 Betts Mine Road.   

We have 265 developed lots listed for sale and one additional lot under contract.

No lot sales were reported in the MLS system.

 I did close 7 unlisted acres on Halls Mill Road for $38,040 and 3 acres Just across the White county line that had a great mountain view, a well and septic system and a nice camper on it For $44,000.   

No townhouses or condos in the county sold in June.   

The land farm section has 112 active listings and 3 pending sales.   

 There were two land closings in June 58.63 acres on Highway 9 sold for $302,000 and 61.96 acres in Crawford Falls Subdivision sold for $235,705. Both sales were foreclosures.                  

My take on the Market  

June was by far my best month this year.

I had a total of 7 closings for the month and have 4 pending that should close in July.   

I think now is defiantly the time to buy. I agree with that statement so much that I have sold my mutual funds in my 401K and moved the money over to a company that will let you buy and sell real estate in a 401K. I have a home under contract that I am going to use as a rental home. I think this is safer than owning stocks that could disappear overnight, at least the house will be there for me and I will be collecting rental income from it.   

 Look for some great deals in foreclosures this year. i do not think I could buy the materials to build the house I am buying for what I am paying for it, much less buy the land and pay someone to build the house.
