Well, it takes all kinds. Just seems there are more of the "all kinds" out there right now. I don't work with sellers, EVER, and so your story just reinforces my commitment to buyers only. I like happy people. 

Once in a while a buyer wants something I am uncomfortable with, like me blowing off an existing appointment to answer their last minute request. That sort of thing I just don't do.

It does seem there are more "unusual" people out there, but I think most of those problems are created by the five second sound bites and the alarmist headlines that paint doom and gloom.

All you can do is all you can do!

sell out

    Every once in a while as an agent, you feel like you just hit a game winning homerun in the world series or at least that's how it feels for a second. Then as you cross home plate, you're greeted by the coach who tears you a new one for only hitting a solo home run when he wanted to score more points than your measley one run GAME WINNER!

    So here's the scoop! I get a call to sell this home for a personal referal. I meet with them and we discuss our game plan and strategy. Then with all the papers signed I head back to the office ready to get to work. Did all the usual listing stuff but I also built a micro site for the home, listed postlets on Craigs list... You name it, I did it! I took loads of very professional shots of the home. Even ordered 500 glossy flyers anticipating that I'd get them before the weekend and really knock the sock off of the sellers.

    Fade to interior: Real Estate agent asleep in his bed - Wakes up at 7am to his 16 month old wanting out of his crib...

    Cut to Kitchen: Filling baby's bottle and grabbing a K-cup for coffee as my phone rings!?!

    Me: This is Dean...

    Caller: Hi... I'm sorry to call you this early, but I got a call from my buyers that have been looking for a home on this particular street for nearly a year and they just saw your listing go on the market yesterday and got the update in their email this morning... We'd like to schedule a showing!!

    Me: Sure... That's awesome! Call the showing service to log it and good luck!!

    Later that day... I get a call from the agent who showed it earlier and they want to write an offer. It was 10k less than our asking price and they wanted 5k in closing help. Which in this market is not a bad deal especially less than 24 hours on the market.

    Oh, Did I mention the sellers were moving out of town in 45 days? So, on with our story!

Sold Out

    Day 2 of the listing... Seller calls me on his lunch break and needs to have a serious talk. Letting me know how he felt cornered by me to sign the offer and sell for less than he wanted and wants to fire me over it. WHAT?? He wishes he could be released from the contract and hire someone else. I just don't understand this guy!

    Bottom line: I sold your home for 97% of the asking price in ONE DAY and I'm the bad guy?

    Moral of the story: There is none! This market is crazy!! But these are the things that make us stronger agents in the long run and make us stand head and shoulders above the rest.

So .... did the sellers even consider a counteroffer to the buyers?  Seems logical enough to me ... Go Figure!
