 Working with a Buyer's Agent as opposed to a Seller's Agent or Seller's Subagent is a matter of higher levels of service & loyalty to Buyers.  All agents (Seller's Agents & Subagents included) owe Buyers honesty, fairness and material facts about properties.  In addition to those items though, when a Buyer's Agent is engaged the Buyer gains the promotion of THEIR own best interests, loyalty to them, the following of ALL of their lawful instructions, reasonable skill, care and due diligence in assisting them find the best property to fit their needs and an accounting for all monies handled for them.

Once the benefits of working with a Buyer's Agent are explained, engaging your own advocate at the beginning of your house purchasing process is the obvious right choice!  While most agents can act as a Buyer's Agent, consumers working with MoonDancer Realty can take advantage of the fact that our agents have chosen to undergo extensive additional Buyer Agency training.

Without A Buyer Agency Agreement:-(

Agents get the best offer for the Seller.

Agents limit Buyer's property choices to listed properties only.

Agents offer first choice of new listings to Buyer Clients first, then Buyer Customers.

Agents show only properties listed within the Buyer's affordability range.

Agents help find the best property for the Buyer and help negotiate for the BEST price possible.

Agents promote the Buyer's search and go beyond just listed properties, including For Sale by Owner and unlisted properties.

Agents negotiate on behalf of Sellers.

Agents strengthen the Seller's negotiating position.

Agents share ALL information about Buyer to the Seller.

Agents volunteer a Comparative Market Analysis ONLY if it supports the Seller's listing price.

Agents negotiate approved purchase agreement protective clauses to safeguard the Seller.

Agents suggest Buyer financing alternatives that benefit the Seller's interests.

Agents give advice accompanied by material facts.

Thanks Barbara, if you want great Buyers Agents by all means encourage them to get their ABR designation.  The bonus is that if you are a good buyer's agent, you are a better listing agent because of it.

Michelly, I appreciate your comment but don't understand the statement "misses the point".  The point was that there IS a great deal of difference between being a customer or a client and yes, I agree with you that the higher degree of service is as a client of an agent.

Good morning, Mona.... I think a sellers' agent does not owe the buyer "fairness" especially when the buyer is purchasing a new home.... fairness would mean guiding with the purchase of extras....some extras will not give them a return and are expensive.... the sellers' agent's job is to "sell" extras so the builder can make money....there is no fairness to the buyer from a listing agent of new construction.
