Calvert County Median Sales Prices Improve- Median sales prices in Calvert County improved in June, providing more signs of stabilization in the Calvert County real estate market. Median sales price statistics are typically stronger market direction indicators than average sales price statistics, as median sales price is defined as "the midpoint of the price of homes with equal number of homes sold above and below that point". Average sales price statistics are also important indicators, but number of units sold can distort those numbers in some scenarios, making the median sales price statistics better market indicators in most instances.
-The Calvert County median sales price for June 2011 is $299,000. That number is:
-5.75% higher than the average of the monthly median sales prices for the first half of 2011 of $269,500.
- a 1.36 improvement over the June 2010 median sales price of $295,000
-5.69% higher than the median sales price for all of 2010 of $285,000
Also interesting to note - number of units sold the first half of 2011 virtually the same 446 in 2011 - 450 in 2010.
