If you have been waiting for the Real Estate Market to level out, the time has finally come. For many, the dream of affording a Single Family Home in Florida has become once again a reality. While some areas of Lee County, Florida have yet to stabilize, the cities of Bonita Springs, Fort Myers, Cape Coral, and Fort Myers Beach (and More) in Florida have not only stabilized but continue to show an increase in sales price from 2010 to 2011 in Single Family Home Sales.

The 2011 Florida Season (from Nov 2010 to May 2011) marked a turning point for me. I for one was surprised and to be honest, just a little overwhelmed with the number of Agents and Investors alike in bidding wars over Cape Coral Single Family Homes that were priced to sell (Key words being priced to sell). Most Real Estate Agents Listing Cape Coral Foreclosures are even now, still experiencing multiple offers within weeks of listing REO’s. While foreclosures appear to be leading the way in these multiple offer sales, regular resale homes that are priced to sell are selling just as quickly and buyers seem to have just as much determination in getting to them first. Perhaps it's the ease a regular resale has over foreclosures that's appealing, perhaps it's the price, either way these priced to sell properties are not lingering.
In the fall of 2006 economists predicted the market would take five years to stabilize once again and they were right! Lee County Agents were the first to feel the pinch of Real Estate’s proverbial “Bubble Burst” in “06” and at last in 2011, the first signs of it's recovery are finally upon us. While the price point has certainly changed, the level of activity and sense of urgency in grabbing these low prices while they last is reminiscent of 2004-2005 sales.
As both images demonstrate, Bonita Springs, Florida is leading the way in Lee County with the highest increase in median sales price of Single Family Homes. Fort Myers Beach, where my brokers office sits, took a little dip in 2010 but made a comeback this season with a whopping thirty thousand dollar increase since last year, in median sales price.
While the sales prices in the areas mentioned above are GREAT, phemnomenal deals are still to be had in the areas of Lehigh Acres and Estero, Florida. Estero prices are still falling and good negotiation skills can prevail in obtaining a home at an excellent price. Lehigh Acres appears to be maintaining it's median sales price which means deals and steals are still to be had.
The secret to buying Real Estate in this Market
- Use a professional Realtor- A knowledgable professional can make all the difference in getting your offer from contract to closing.
- Listen to your Realtor's advice- Our job as Licensed Real Estate Agents and Realtors is to give you, the buyer or seller all the information you need to make an informed, educated decision. Take heed of your Realtor's knowledge, experience and expert advice and use it to your advantage.
- Know the market- Know what the closed sales price for similar type homes is in the area. Understand that your competition in purchasing that particular property knows what the market value is also and make your offer accordingly.
Historically speaking, people who have made a fortune in Real Estate (like the Rockefeller's) were the ones who bought when people were selling and sold when people were buying. The time to buy is now.
