Today I officially jumped back into my Buyer's Agent Saddle.  It had been over six months since I had been out with a Buyer looking at property.  Sure, I had a Buyer that purchased new construction, but that doesn't count.  The waft of a perfectly scented and staged home is NOT what the majority of homes in the Bristow, Gainesville and Haymarket resale market are filled with. 

For starters, the majority of the Bristow, Gainesville and Haymarket resales are Short Sales.  I understand the mentality of these Sellers, since I deal with many myself.  If you aren't making money on the sale of the home, what's the incentive to make it show well?  That's where a good Listing Agent comes in and tells you why and makes you see the light.  And then there are the listings I saw today.

Out of six listings, there were only two where I would have been completely comfortable taking off my shoes. There were clean.  Unfortunately, the one that showed the best was in a neighborhood my Buyers didn't like.  The second best was so cluttered and dark you felt like you were in a cave.  It wasn't like there were wall to wall boxes, just a knick-knack house.  Sutff on every wall that made it very personal.  And the dark decor and lack of bright lighting wasn't helping.  Not a great look when you are looking to sell a home. 

The remaining four homes reinforced the reason I wore closed toe shoes.  Dirty carpets with God only knows what on them.  Furniture in disrepair blocking the paths to other rooms.  An entire basement that was being deconstructed to remove the basement apartment.  There was a kitchen with drawers torn to shreds and stuffed into the space there were supposed to inhabit.  And one room so dirty with filth and little glittery sequins that the home owner, who graciously toured us through his filth, informed us was a "toy wonderland."  Really?  You let children play down here.  Someone get Child Protective Services on the line.

After seeing what I saw today, I am not surprised that my own listings go under contract so fast.  Even though the majority of my Sellers have no equity and are pursuing a Short Sale, they do see the benefit of cleaning, decluttering and doing minor maintenance to make the home show it's best.  After all, selling a home is always about being the best condition at the best price.  And if you aren't filling that need, you are only making the case for new construction that much stronger.  People will settle for smaller as long as it's clean and shiny.

It sounds like there's a simple secret to selling a home on a short sale in your market, Chris. I'm actually glad the competition is not that great for you.

Chris Ann, I went through one the other day where the phrase, "Bring your respirator" should have been included in the listing comments.  And it does make a huge difference.

I was lucky today with my showings.  They were all in good condition, even the REO my client really liked.  I did think it was funny when I called one agent to see about getting into a property she said by the way the carpet is "horrendous."  Thanks then we will pass.  Thought later are you shooting yourself in the foot with that description verus calling Stanley Steamer to try and make a dent in the dirt.

We also have one of those Animal things from the ball vacuum company.  See how much I clean?

I hate dirt though.  And, I am glad that Chief Cook is also Mrs. Clean in her spare time.

Loreena:  It's no secret for any sale...best condition at the best price...and that includes CLEAN.

Pat:  Oh yeah.  That reminds me.  The air was off in one of the houses too.

Cindy:  Horrendous carpets are definitely not winning over any buyers.

Ron:  These are really easy to use.  But at least someone in your house is using them.

I think working with buyers certainly makes us better listing agents because we can see the situation from an opposing point of view. When I write an offer for a buyer, I know how the listing agent will look at that offer, too, because that agent is looking at it most likely the same way I do.

Elizabeth:  So very true.  It's good to get out there with Buyers and see the other side of this from time to time.  It just makes us better agents to have experience on both sides of the fence.  And frankly, I'm still in shock over the sad sack listings we saw yesterday.  It was so depressing.

I personally don't like messy and dark homes....but if the buyer can see beyond that clutter...it could be a great buying opportunity.

Chris Ann -- although it doesn't seem to be much of a secret --- I often wonder why homeowners don't put forth their best presentation from the very beginning.   Location, presentation and price --- it isn't brain surgery, is it?

Michael:  There's so much emotional turmoil in a Short Sale that I don't think the Sellers really can muster getting their home to look nice in some cases.  It's am admission that they aren't going to be there much longer, and that probably breaks their hearts.

I keep saying this about those "stinker" houses . . . they make the others look good.  And you've got a point about being in the buyer agent saddle (or, closed toed shoes LOL) you look at the property through the buyer's eyes, and it can help your listings.  Which is why they sell so quickly for you!!

Momma said there are days like these. I know exactly what you mean. It's almost worse showing short sales than showing foreclosures these days. At least the banks clean them out.

Ellie:  I don't see many foreclosures in Northern Virginia anymore.  Instead, I'm walking thorugh piles of junk and trash in Short Sales.  What are the Listing Agents thinking when they take a listing like that?  Forget the Short Sale, that's easy.  The house condition is impossible.

I had to come back to read more comments on this one because I do trashouts from the houses that didn't sell.  And, wow, I can always see why.  Detritus in every corner.  Cat and dog remnants, mouse droppings, spider webs everywhere.  And, don't these people ever learn to clean a toilet, sink or shower?
