Do You want your house to sit on the market or to SELL. Overpricing your home will help to sell the neighbors house or another house in the city priced to sell with all the same amenities that your house has. It will cause your house NOT to be shown, no matter how much nicer it is than everyone elses' or how much nicer you think yours is, and when house sits on the market day after day becoming market weary, it is worth even less to the buyers. The numbers do not lie and I don't make the market, but when I interpret it the numbers are telling us what it will take to sell your house. Remember all Realtors in the Mulitiple Listing Service have access to the same numbers that I am showing you and whatever you are seeing the buyers' agents will share with their buyers too. Being on the market today requires something very important from sellers and that is motivation to sell, because no matter how adept I am at marketing and how much I promote your home, I cannot sell an overpriced listing even with the best intentions. Just think about this, if Wal Mart has milk at 99 cents and Albertsons milk is $3.99 which one will you buy...........it's the same milk.................basically the same carton. ( same floor plan, same neighborhood) Ok now I'll throw in dancing girls and guys at Albertson's and they will carry it to your car.............you mean you still want the milk from Wal Mart for 99 cents...............well a buyer thinks the same way.
