This week's graph picture was provided by Sun City Grand residents, a foursome who played a round of golf last week in 112 degree weather. They teed off at 7am at Copper Canyon in Sun City Festival. The golfers experienced mountain, desert and water views from almost every hole.

The number of active listings continue to decrease with sales increasing.  In February 2011 there was twice as much inventory. The present inventory levels were last seen in August 2009. Supply has definitely dwindled and demand is increasing.

  • 11 La Solana properties have list prices that range from $105,000 to $152,000
  • 19 Sun City Grand golf course properties have list prices that range from $329,000 to $589,000
  • 133 Sun City Grand NON-golf course properties have list prices that range from $138,000 to $529,000

     

    SHORT SALES & FORECLOSURES

    • There are 7 active short sale properties listed on MLS in Sun City Grand. 6 properties are waiting bank approval. 13 short sale properties have sold and closed since July, 17, 2010.
    • There is 1 active foreclosed (lender owned, auction & HUD) properties presently listed on MLS in Sun City Grand. There are 2 foreclosed properties pending in escrow. 25 foreclosed (lender owned, auction & HUD) properties have sold and closed since July 17, 2010.

    As of today, there are an additional 17 Sun City Grand homes not listed on MLS that are scheduled for trustee foreclosure sale.

    Leolinda, I am not sure that I would play golf in 112 degree temps!  The good news is that listings numbers of distressed properties are going down!  That is a cool photo for the graph!

    Leolinda, This is hot news for those sitting on the fence on buying now or waiting, waiting, for what?  Yesterday a guy asked me how slow real estate was right now.  I told him just what you are saying here - inventory is way down from where it was a few months ago and it's time to buy.  Many folks on the "outside" of the real estate market don't realize just how busy it is; homes are selling!!!
