What can i do if no one is looking at my house?  This was a question that was emailed to me last night from a seller in Manchester NH who has not had any luck in selling their home, and whose contract expired with their other listing company. This question seems to be s asked everywhere i go. The simple fact is....You can not sell your house if no one is looking at it.

1. PRICE $$$

The first and most common problem is being overpriced. You need to assess what your house is worth by getting a new brokers price opinion completed to see where your house is worth in this market. You want to make sure your house priced at or below market value, most often no lookers comes from too high of an asking price.priced in the market. If your house is priced above market value, with the increase in listings, your house my be priced too high to attract buyers.

2. MARKETING and ADVERTISING

The second question to ask is anyone calling, where is the agent directing their marketing. Ask the agent why they think there is no lookers. If your price is at or below market value and no lookers why is this happening and try and solve it.

3. HOW DOES YOUR HOME LOOK FROM THE ROAD?.

Virtually every buyer will drive by a home before deciding to set up an inside viewing. Within seconds they decide based on the exterior view of your home. Make sure the exterior of your home is neat and clean. Make sure your lawn is mowed, shrubs are trimmed and clutter or debris removed from your yard. Your front door should be inviting, freshly painted and no ripped screens on your screen door or windows.

In Conclusion sellers in most area are facing a tough market, but not an impossible one. Here in NH with one of the lowest employment rates in the country housing sales have been steady. Prices are stablizing and interest rates are still at near all time lows. A seller needs every advantage they can, having a home priced right, making it inviting from the curb side and having an agent who will work hard to make your house stand out is one of the greatest starts a home seller can get. Great post, Scott. I have found two things that help get a home sold a little quicker: 1 - Price and 2: Offer a better commission to the selling agent. If a home is priced properly, and the Realtor is watching the trends to stay ahead of the market, the house should sell quicker. And, we all know getting paid more as Realtors doesn't hurt either ;^)"

I agree with Colleen, price does fix everything!  It is amazing how difficult it is to get some people to understand this concept.  Your tips are very solid, thank you for outlining this for us!  The point about curb appeal is an easy fix for most homeowners and has tons of impact on buyers!

Collen price may not fix everything on a very run down house but will attract buyerts to it when the price gets low enough, thanks for your comment.

Good Point Alex, although it is not supposed to be a factor, very often the amount offered in MLS to buyer brokers does affect on whether a house is selected to appear on a search given to their clients. Alot of buyers now search on their own, some still rely on buyer agents for lists of homes on the market.

Thank you for comment Debbie, no matter how much is written, home sellers dont seem to see it until it affects them. You know "their neighbor sold there house for $50,000 more 3 years ago and their house is no where near as nice as their house". Some times it is hard to accept what the current value is when prices have declined in the past few years. Often sellers want to try a higher price that leads to no showings and hurt feelings when asked to now reduce it where it should be.

Excellent points Scott! I remind sellers that we always need to be looking at things through "buyer eyes". If there's no traffic, there's an obvious disconnect... Most often it's price. In areas with lots of competing properties, you need to be aggressive IF the seller REALLY wants to sell...! Thanks for your post.

Thanks for your comment Brenda, i agree completely on looking at the house through the buyers eyes, if you can see something out of place, worn, broken or in need of repair, then the buyer certainly will also. In some areas with a poorer market, prices need to be under market value to attract buyers as teh market is flooded, we are lucky in Nh to have a stronger market than alot of other parts of the country who were hit harder the last few years.

Scott, you definitely have great points and I agree with others about making sure there's an online "open house" - virtual tour, photos, etc.  It's also important to actually see (in person) the competing homes on the market - what are buyers looking at, what are the other options on the market and how do they compare?
