This means only 1 out of every 10 buyers that walks through a home for sale can determine where their sofa would fit in an odd shaped room or can visually see a bedroom for their child in a bedroom that is currently being used as a home office.  Sellers should not assume that the buyer will figure it out for themselves. This is why it is so important that a home for sale must show well, rooms should be furnished for the intention they were designed for and be staged to appeal to the 90% who don't have the vision.

With such a large number of potential buyers doing preliminary searching online it is essential that a home listed on the market have fabulous photos to show the home to it's full potential.  If the buyer does not see something in the photos that makes them want to see more of what the house has to offer they will never even look at it in person and a potential sale is lost immediately.

A buyer forms an opinion about a home in the first 10 seconds of a tour?

From the moment a buyer walks through the door they start forming an opinion that lasts through the entire showing. If the first impression is negative they will spend the rest of their time looking for more negatives that help reinforce their first opinion.  First impressions are crucial!  Before listing a home the seller should start at the curb of the home and walk up and into the home as a buyer would making sure that what they see is looking it's very best.  The home needs to feel fresh and well maintained.  If a buyer can walk in the door with a positive first impression- that is what they will be looking for and they will have less objections to the home.

That a properly staged home sells on average 50% faster and up to 10% higher than a non-staged home?

Buyers are looking for a home that fills their idea of the "good life" and that is what a professionally staged home does.  Stagers are trained to understand what buyers are looking for and help set the stage in a home to fill that "dream" for the buyers.  New home builders understand this- that is why they always set up beautiful models to help sell their homes.

The cost of staging a home with a professional stager is less than what the first price reduction will be?

If you calculate the cost of the first price reduction on an average home in the $250,000 range to be typically around $2500-$3000 compared to a one day staging at approximately $700.00 -$900.00, the savings is substantial.  If this same home sells in half the time the seller would also save on mortgage payments, interest, and monthly utilities, not to mention the stress.

When buyers see needed repairs they start immediately deducting dollars from the price of the home?

Often times these are small repairs that cost a few dollars to fix, but a buyer will overestimate the cost of these repairs in their head and mentally deduct them from the price of the home.  When the buyers "mental price" of the home drops below what they think the home is worth to them it is an immediate lost sale, even if the repairs are small.  Sellers should take the time to repair the cosmetic flaws and minor repairs before listing and showing the home.  This includes fresh paint and touch ups.

That too much clutter and too much furniture turns off buyers instantly?

Basically a buyer feels that if there is not enough room or storage for the current owner's things, there will not be enough room for their things either and will just keep looking.  If the seller is seriously wanting to move- then pack up the excess and get it out so the buyer can see all the space the home has to offer.
