Building a back yard pond

By
Managing Real Estate Broker with Alpine Lakes Real Estate Inc., NHRE# 02863

The permitting process has been a bit of a battle, but when it hit 95 yesterday having a pond was worth all the engineering costs. My site work contractor has been digging for four years (not a typo -four years). The work has not been continuous as digging has been on an as needed basis. When a project needed fill, gravel or loam the equipment would show up and dig furiously for a week or two...only to disappear for months at a time.

My son and I took a swim last night, and the 6 state and federal permits it took to dig a pond in a flood zone next to a class four river were all worth it. The watershed effect of being beside the river creates springs in the near by pond....which means it's warm on the surface and very chilly a few feet down.  The river is extremely low this time of year but the pond is a cool 15 feet deep, when the river is high the pond will exceed 22 feet deep.

The river is knee deep at best right now, so having a pond in your yard in July couldn't be better.

Looking for professional help with your New Hampshire real estate development, give me a call. We have an in-house general contractor, architectural design and drafting department, and real estate brokerage and marketing department. Stay cool my friends, and if you are in the neighborhood stop by for a swim.

I have a 300 acre farm and a request from an earth work outfit to find them some clay, the kind to make a fire pond for a local wafer board plant that needs reserves of water if a spark caused a blaze that needed drowning. I told them check out a small .25 acre pond, spring and see if the soils are right. They were. So we made a deal, no money exchanged where they brought in the 300,000 dollar excavator and made the neatest, coolest pond for nothing. Made sure to reseed the pasture they came across to the pond. The excavator operator was a skilled surgeon and it was a win win barter situation.

Andy. My permit allows the fire department to pump from this pond in an emergency. We have a permit to build a 50,000 square foot pond (1.1 acre) we're currently at 35,000 sq ft and will be totally done by October.

Very cool Steve, literally, do you stock the pond with fish?

Gerry, I haven't stocked it yet as the Excavator is still scooping out dirt and muddying up the water, when it's done the fish will be added.

Steve, not that I wish your Summer to go away any time soon, it's just that I can't wait to see pictures and video of the skating and hockey going on at Loynd's Pond this Winter.

Steve, I would have expected the water to be muddy, but it looks pretty clear in the picture.

George, my guys are still digging so the dirt is getting in the water causing it to be muddy...that will stop when the excavator is done.

Perfect for the 95 degree heat in the summer. Perfect for skating on in the dead of winter. I'd say the wait and engineering costs were worth it!
