The homeowners of this Douglasville, GA home made their first inquiry about home staging over this past summer. The house, at that point, had been vacant and listed for about a year. They decided to get it staged to speed up the process.
When touring a home to provide a proposal for services, I always take note of things that should be done BEFORE the house is staged. You wouldn't put on clean clothes if you were dirty or stinky, right? Well, I wouldn't bring in furniture and accessories if the house was dirty or stinky, either. Being the homeowners live out of state, they were shocked that my report included that it needed to be cleaned...well, constantly batting away cobwebs is a sign of inactivity...dust bunnies stuck in cobwebbed corners with dead bugs is a sign to clean...a moldy freezer (yes, it was! I have pictures to prove it!)---these are going to be turn-offs for any prospective buyer. I also included to repaint a few rooms and install a vanity in the master bathroom---why there wasn't any sink or vanity in there, I couldn't tell you but being that's a selling feature, it would behoove them to install one! (That's set to be installed by the week's end...I just staged around the tub.)
Two months later the email arrived that they wanted to move forward with staging ASAP! The painting was getting done; the cleaning was getting done; the vanity was getting installed. Woo Hoo! The day I was scheduled to stage I arrived to find the painters still finishing up, the cleaning people there and the vanity still not installed. Sidenote: Please have all things finished BEFORE the stager arrives. As my luck would have it, the furniture was coming a bit later than I had liked, but the timing worked out to let them finish up. It also gave me a headstart on my steaming as well as time to work on the bathrooms and kitchen.
