Looking for your help re: expired listings!!

I know you guys will have some good advice for me!!  For the past 6-8 months, I have been using a mailing campaign to contact the owners of expired listings in my farming area.  Mailed a lot, used up a lot of postage - got no response!!  I know that these people are getting bombarded with phone calls when their homes expire, so I try not to call, but I am getting nowhere!  Anyone have success in picking up expired listings?  What are you doing right?  Any scripts to share?  Thanks for your help!

David,  I don't do expireds but those in our office that do well with it seem to use a combination of phone calls ( watcg the DNC list ) and knocking on the door.  Mailings w/o any other support would be least effective.  Good luck.

David, I am also in the exact same position.  sent out a lot of really great personal brochures, and letters to have zero response.   I have been looking for some script so that I could call them, and I asked if anyone in AR had any to share, but I haven't received any responses.   I guess they don't want to give their secrets away.

If you are lucking enough to find some, could you please pass it along.

I know you would want me to be honest and that I will do :)

We (Broker Bryant and I) have been doing expireds for 13 years. We have phenomenal results from our expired program.

But do know that a good expired program takes a long time to start producing. In our case it took more than a year.

The trick is to "out last" the competition in your farm area :)

Unfortunatley, expired listings get hit with broker calls as soon as it is legally allowed to call them.  Sending out direct mail to this group is typically very unproductive.  The only answer is to be the first or second call and have a compelling and different service offering.   For a small portion of the expireds (the ones with the missing contact information) you may be able to use a service like RedX or LandVoice.  Both back-populate the listing with the owner's correct contact information and scrub the list against the DNC registry.

David, I think the best way to propsect expireds is to call them using the Mike Ferry Scripts. Neil Schwartz wrote a great article called How to Prospect Expireds which provides a great outline. As far as services go, I'd say check out deals on Expired leads from Agentdeals.net. Get Mojo Dialer, I got 5 listings from it from 3 months of prospecting. It doesn't sound super crazy, but it's not bad for a new agent :)

Don't think I understand why you need a service to mail you expired leads, can't you  just get them from your local MLS listing service?  What am I missing?
