At last, real estate agents are given credit for being more than mere POTTED PLANTS.

It only took 5 years of reading stagers' posts to finally, finally read what I've been saying for 5 stinkin' years on ActiveRain and about 5 years before that. 

Karen goes on to say:  "Of course they [sellers] MUST realize they're NOT going to get more for their house than its worth because they went through all that trouble!  Staged homes sell faster because they have broad appeal.  Properly preparing a home for sale can help sellers avoid price reductions but it does NOT justify an unrealistic asking price."

Karen Bernetti speaks from experience and an honest analysis of the synergy between the home stager and the real estate agent who has the expertise to property advise sellers on matters of price.  

Far too often the stager's theme is one of "States homes sell faster and for more money". Or, the stager will blog, with photos, about a staged home that sold and claim that it sold because it was staged.

Granted, I have always taken offense when a stager takes credit for the sale of a home.  I'm not a potted plant.

Earlier this week Brenda Mullen wrote a fabulous featured post Priced to Sell!!....Aren't They All? In a witty, lighthearted yet insightful way, Brenda asks a very good question .... aren't they all priced to sell - what's the alternative "priced NOT to sell"? 

I think Brenda's intent was to poke a little fun at the silly things Realtors sometimes say in their advertising.  And the phrase "priced to sell" IS pretty silly.   If a house is not priced to sell - house for salethere's a problem.

This post and the many great comments it received got me thinking about sellers who are not realistic about their asking price.  You may think a home stager like myself shouldn't be concerned with such matters. After all, I should only care about lamp shades, pillows and paint chips, right? Wrong!

This particular central Connecticut stager is VERY concerned about list price. You see I don't just make houses look pretty, I prepare houses to SELL. It doesn't matter how great it looks when I'm done with it - if a house isn't priced right it is not going to sell - and I won't feel like I've accomplished my objective.

This is why I urge my staging clients to LISTEN to their listing agent when it comes to determining a list price! 

If a seller is not willing to be realistic about price, there's a good chance that seller is simply not emotionally ready to sell....yet.  Sometimes all they need is a little time and patience getting there.

Perhaps you've noticed, sellers who are not emotionally ready to sell, have a funny way of getting in the way of their own home sale success.  They might overprice their home, refuse to properly prepare it for sale and maybe even make it difficult to show (among other things).  And if an offer does come, something inevitably goes wrong during the negotiations. 

There's an unexpected upside to working with a stager that you might not be aware of.  During the weeks (or sometimes months) it takes to get a home ready to sell, sellers start removing the items that keep them emotionally connected to their home.  They start packing and getting ready to move on to their next home.  They study their competition.  They start looking at their house differently - through the eyes of their potential buyers. The stress, the fear, the overwhelm starts to evaporate because they feel supported through the process. 

Sellers who take the time they need to go through this process (and it cannot be rushed) experience the most success. Why?  Because they've done what it takes to become emotionally ready to list their home and with that usually comes a willingness to listen to their agents about price.  If they're unwilling to go through this process, that could be a sign they're not that serious about selling. 

Of course they MUST realize they're NOT going to get more for their house than its worth because they went through all that trouble!  Staged homes sell faster because they have broad appeal.  Properly preparing a home for sale can help sellers avoid price reductions but it does NOT justify an unrealistic asking price.

Lenn - In today's market price is critical.  Buyers are expecting bargains, but I do agree that a well-staged home can aid the process. However, the best tool for both buyers and sellers is a knowledgeable and experienced agent.  Having bought and sold hundreds of properties during my career, I've seen the "bottom line" benefits that a professional real estate agent adds to the process.

John.  Indeed.  Stagers can "add value" to the process, but if one has to choose one or another??????

Yes, this is an excellent post by Karen.  She wrote something similar a few months back...I remember it because it had this same philosophy and I though "Oh yes, Lenn would like this."

In my limited experience on this topic, I sometimes see sellers thinking they can increase the asking price of the home because it's staged.  This isn't the way I see it...usually, it means you can get the full potential for it and avoid a price decrease.  But, a lot of people have difficulty wrapping their minds around this.

Debbie.  It's the same with owners who have made "improvements" within the past few years.  They add a rec room and expect to get every dime of cost back.  Or, worse, they upgrade appliances and expect the buyer to pay for them which they are simple maintenance.

Lenn, I actually shared a guest radio spot today with a stagger-designer. I was asked if I stage my listings. The answer was no.  I do recommend sellers de-clutter their home and I will make recommendations to remove massive amounts of furniture so that more of the home can be seen.  Clean the home, make sure the yards are maintained, price it right, and it will sell.  This is not to suggest that I am not an advocate of staggers and staging. Staging is simply a service I have not incorporated into my listing marketing.  Homes do sell with staging and without staging.  PRICE is the key!

Kathleen.  Thanks.  I agree completely.  I suspect that most folks know by now my theories about staging.

That said, I respect the right for folks to enter that business.  I just have to disagree with stagers on the value.

Hi Lenn-I saw Karen's post earlier (of course I had to she mentioned little ole me :)! ) and thought it was an excellent representation of a home stager.  Properly pricing a home is paramount in today's market...once that's done, making it appealing to the masses is the next step.  Sometimes stagers can help a lot with this if the seller desires it!  Great reblog!

Thanks Brenda.  I agree.  Price it right and it will sell, staged or not.  Overprice it and staging isn't going to help.

After being contacted by many stagers to get business from my sellers this is the first time I have ever heard a stager acknowledge that price, as always, is the key to getting a property sold.

Staging is another way to make the property attractive to potential buyers but realistc pricing produces offers and closings.

Lenn, staging does not help to sell an overpriced home and I tell that to my clients, but it could help sell it at the higher price but based on comps in the neighborhood. Plus less time on the market. I also think that priced to sell staged homes will more likely get multiple offers and sell higher than asking, but I have not had any client to agree with that strategy.

Thanks for the re-blog. Apparently our attempts to get Realtors to take staging seriously are serving to alienate the very audience we're trying to reach. 

Perhaps we're over zealous when extolling the virtues of staging (guilty as charged)... but that doesn't mean we think the agents' role in the home sale process is insignificant!!  I am very glad to know that's how you perceive our claims. 

You've provided valuable insight that all stagers can benefit from.  Thank you. 

P.S.  It wasn never my intention to make you feel like a "potted plant"!

Conrad.  Aggreed and, IMO, if a buyer used the same money they'd use for sgaging and offer that to buyers for closing help, the property is likely to sell "faster".

Anna.  It is the "priced to sell staged homes" that get the offers.  IMO, the same thing (offers) would occur without the staging.

So glad you reblogged this, or I would have missed this excellent post.  I recently hired a new secretary who stages all my new listings now.  Most of the time, we don't bring things into the home, we use only what the seller already has if possible. Most of the time, staging is just a pretty word for "de-clutter" and "start packing."  I tell all my sellers that it doesn't add to the value, it just allows the buyers to see the value that's already there a little better, and brings out the best features of the home.  I am sometimes met with resistance, but my secretary has a great response:  "This is no longer your home...this is your potential buyer's new home.  Let's get it ready for them."

Lina.  Experienced agents know when there are "barriers to sale" in a home.  I for one have no problem letting owners know that if that feature/condition remains their home will sell for a lot less.

Lenn, Karen has it right - staged homes do have broader appeal and feature a house at its best.  Buyers have little imagination and the more obstacles we put in their way of picturing themselves in the home enjoying a great lifestyle, the longer it takes to sell -- all things being equal.
