Mr & Mrs Seller gave away their house yesterday.
Hello sellers and buyers out there! Buyer's- you may find it inconvenient when the seller is home and totally blurts out their motivation. But this is a blessing. Listen well and don't give away your own motivation. If you love love love the house, keep it to yourself and when you are out of hearing of the seller, tell your agent.
Sellers, there is a reason that you have hired a professional. Let the agent do the heavy listing and negotiate the sale for you. And if it impossible to leave when your house is being toured, leave anyway even if it is your car or garage. And you can be cheerful and wave at the folks but don't chat they up.
Sometimes Sellers think that a house needs to be "sold". Buyer's fall in love - or not - and no one is going to fall in love with your "Lazy Susan" (pun intended) because you are there to point it out.
My ecstatic buyer client settled on her house yesterday. It was a pleasant journey and she was smiling from ear to ear as she signed all of the papers.
She had every right to be happy, she got a great deal. The sellers GAVE her the house.......but I don't think they realize it!
When Mr and Mrs Seller listed the house they priced it well compared to other homes in the neighborhood. There is a similar listing on the same street for $70,000 more. I can only assume they were coached, but they failed to listen to their Realtor who probably told them to de-clutter, clean and stage their home.
They also broke the cardinal rule when I made the appointment to show.
"Seller will let you in".
Mr Seller was VERY nice when he opened the door for us that day. As he followed us around his desperation to sell was more than evident. He told us all about his divorce. He said he had already moved out. He continually apologized for the clutter. He assured us that he would fix anything that we wanted him to fix.
That day we wrote an offer. A very LOW offer. We also asked for all of the closing costs to be paid for by the seller. The net offer was 12% lower than the list price.
The offer was accepted.
After the home inspection an addendum was prepared with 25 items to be addressed. They agreed to every one.
When we met at the house yesterday for the final walk-thru both my client and I were shocked.
THE HOUSE WAS BEAUTIFUL.
Completely empty and clean it was stunning. My client could not believe her eyes.
We both agreed that if the house was presented on the market in this condition, the Sellers could very well have got the price they wanted.
Ode to this story: If you are selling your home listen to your Realtor and do NOT be at home during showings!
