Wow... a Single Family Home for Under $50,000...only $45,000 to be exact!  That's right it's almost 1,100 sq ft and includes 2 bedrooms, 2 baths, an attached garage and even a covered carport and covered patio in the back yard.

 

The new listing for sale is just hitting the MLS today, and already there is excitement from the investor community.  I have one savvy buyer looking for a great investment property who is looking to leverage her own resources with hard money, or as it is more commonly known today - as 'Private Money'.

 

The seller is a bank and yes the home for sale is an REO... or Real Estate Owned.  There are two basic investment strategies this home will work with - both for the investor who wants to fix and flip - thereby generating some rather quick and easy cash flow or for the one who wants to build long term wealth by buying and holding the property - generating both a positive cash flow every month and positioning themselves for long term equity.

 

Some investors will want to negotiate a lower price - but I really don't think the bank will consider anything less, not at least until it has been on the market for a week or two...but come take a look and lets see what we can do.

Thanks Donna.  Yes, if a Fix n' Flip investor buys - spends about $2500 in materials (carpet, paint, a few doors, etc) and some sewat equity - this home would sell for $60 to $65,000 in todays market
