To Build Or Not To Build....That Is The Question!

This post was so great I had to re-blog it!  It reminded me of the New Home Specialist course I took from Tyler Area Builders Association.  In the class we had the opportunity to learn from various builders in the community as they came in a spoke about each phase of the building process.  We learned what a proper foundation looked like and had many field trips!  During the 6 week course we observed homes in each phase of building a home.  We talked about the foundation and the importance of pouring the foundation within the allotted time frame.  We talked about the brick ledges, weep holes, and the clearing of trees around the concrete.  We then talked about "building green."  I learned about the LEED and HERS ratings.  I learned about fireproof sheet rock, green sheet rock, and the spacing of the studs.  We studied various insulations and determined the pay out on the foam insulation v.s. the blown-in insulation.  I was interesting as the cost pay out came in about the 10th year.  Something to consider!  We talked about energy efficient lighting, paint, and cabinetry.  It was truly mind boggling the steps that needed to be taken in order to build a home.  I had a builder that I was working with at the time ask if I wanted to partner with him and build homes.  I was actually considering it until I finished this course!  I realized that building homes was not something I wanted to "jump into" quickly nor would I ever consider building my home "by myself."  I know there are those that have had great stories but I have heard really bad stories being that I am a REALTOR.  Maybe if my builder/carpenter was Ty Pennington I would reconsider.....

Ty PenningtonNo.....not even if it was Ty Pennington.....lol!  Really, I walked away with a wealth of knowledge and a clear understanding that building was an art.....Something that you don't just "wake-up" and know how to do.  It takes apprenticeship, patience, and years of learning!  I have worked with some of the best builders in Lindale, Texas and would gladly put anyone interested in building a new home in touch with a minimum of 3 area builders.  Now is a great time to by land and pay it off in order to build your dream home!  If you are thinking of building your dream home but are unsure about where to start, please give me, Kerissa Payne, a call at 903.520.7733!

To Build Or Not To Build....That Is The Question!

We all know it's a great time to buy an existing home....good supply, lower prices, and great interest rates! The big question is...."Is it a good time to build"?

Some people say because of all the recent storms across the country that building material has sky rocketed.....BUT...

My personal opinion is that it could be a great time to build if you follow some simple steps. With new homes being built at a slower pace than in the past you may just find a builder who is ready and willing to build your dream home at a reduced price...

Here are some important things to consider if you decide to build.....

Home Builder

  • Have a great Builder lined up.....check out other homes he has built. Talk to those people....see what they did or didn't like about the process.
  • Lock in your loan....some institutions give you up to a year to build once you lock it in.
  • Take your time...do not be in a hurry to get started.
  • Go over and over and over your house plans...make changes before you have your final plans drawn up.
  • Know your City or County building codes....Know where to go and who to ask when it comes to permits before you get started.....this will save a lot of time unless your contractor can take care of them for you!
  • Interview several building supply companies...this is a must! It is imperative that you have someone you really like and trust who will stay on top of your project so that they have the material on site when needed....you don't want any downtime waiting on supplies...plus they can save you a lot of money by knowing where to get certain items.
  • Go see other homes that are built with same material you are thinking about....example hardie plank vs LP board.
  • Check out those trees.....if you have doubts about certain trees on your lot being a safety issue in the future then take them out before you start. It can cost hundreds more to take them out once your home is built.
  • Try to have your lot paid for before you build....It may take a little while but, it will be a lot less stressful!
  • Try and save 20% of your estimated building cost.....Not everyone can do this but, if you can you will be way ahead of the game!
