My name is Jason and I see that you are leasing your home. I have several clients that are interested in a lease-option a home. If you are willing to lease-option your home, I should be able to quickly find someone. If you are not sure what a lease-option is, I will explain....

A lease-option is basically a lease with an option to purchase your home at a set price, determined by you plus an increase of 4-5% per year. The term is usually 12-24 months. The tenants usually pay 10-20% higher rent amount than fair market plus pays you a non-refundable option fee of 1%. The tenant/clients are usually a better quality tenant because they would put down first/last/deposit/option fee. Effectively, you get a better tenant, more money down, and the chance to sell you home at market plus 4-5% more per year.

Here is an example....
You have a home worth $350,000 and want to rent it for $1600 with first/last/deposit down (approx $4200). I would advertise your home for a $1750 per month lease-option with first/last/deposit/1% option fee (approx $7700) and offer the home on an option price of $350,000 plus 5% or $367,500 at the end of one year. You would receive an extra $150 per month plus an additional $3500 in the beginning plus $17,500 on the purchase price if they purchase. If not, you keep the option money and move on to the next client. It's a simple strategy to increase your return on your home!
