The Milwaukee area real estate market is beginning to show some life. Despite the negative news stories you continually read about, homes are still being bought and sold. Certainly not with the same vigor of the pre 2005 market but sales are happening none the less. Sellers are finally being realistic about pricing their homes and buyers are starting to get the idea that ridiculous low ball offers are being countered vigorously if not flat out rejected. The mortgage mess will continue to haunt us. Unfortunately for those able to purchase, the paperwork and time for loan committment will be greater than seen in the past bunch of years. Gone will be the no doc and low doc loans, so be prepared with your pay stubs, tax returns and bank statements. If you're looking to buy, get in to see your loan professional with all of your paperwork and get pre-approved so you are able to come in with a strong offer from the get go. Know how much you want to spend on your new home and relay that to your real estate sales professional so he or she can show you homes that are realistically within your price range. If you're a seller, prepare your home for sale. Fix broken things, paint dirty walls, weed overgrown gardens. The homes that sell the quickest and for the most money are the ones that need nothing done to them. It is also a good idea to have your home inspected by a State Certified Home Inspector. You will then find out what needs to be repaired and can do it on your terms rather than waiting for a buyers inspector to look at it. We have a list of inspectors available.
