Neighborhood Specialists - The New Way to Prospect

www.phoenixpropertyshoppe.com

Remember the days when everybody was the 'Neighborhood Specialist'?  Sometimes I'd run into 3, 4 or maybe 5 in one tiny little old neighborhood. I don't see these signs around town as much as I did 5 years or so ago. Today I ran into an interesting one in my neck of the woods so I thought I'd do a little checking into the new kid on the block.

Turns out he's a great agent with a strong background but he's never had a listing (that I can tell) in this particular area. Is he still a Neighborhood Specialist"? Why yes I believe he truly is knowledgeable.  Why?  Because I looked up his blog and he's been blogging for a long time about the area. He  really does have a handle on the area and what's going on around town.  So who's to say he's not a Neighborhood Specialist?  In my mind he's earned his 'stripes' to become one.  Good for him!

How about you?  Are you a Neighborhood Specialist?  If not, you could be by writing about your area over and over - did I say over and over!!  I've been writing about the area I live in for a couple of years.  Today I talked with yet another new client looking to relocate to my neck of the woods.  Why did she call me?  Because she's been reading my blogs about Moon Valley - Phoenix Arizona for sometime now and she said she 'knows me' and appreciates my stories! Good for me - and good for her to find somebody who really knows this area - well, and lives here. She'll not only have a knowledgeable REALTOR working with her but she's got a built in new neighbor too!

Go ahead - start that neighborhood blogging project today!  In time it will bring in business and new neighbors!

Good Morning, Banana!  I LOVE this!  I, too, am a neighborhood specialist, though I cannot say that I have had all of the listings in my neighborhood.  But, I'd challenge anyone to find an agent who knows more about what is happening here- real estate or otherwise.  Suggest!

You are right in a lot of ways, but I always think it is kinda of a joke when I see a sign in my neighborhood and the people have never blogged, had a listing and don't live in the neighborhood.  Really?  Who you kidding?

Anna, a great way to promote onesself. I'll try to build more about myself and the local area perhaps tell my story in a new Whale Tale!

Anna, this is the second post I've read today about finding a Realtor that knows the area/neighborhood.  And, agree 100%.  I've started to get info on the neighborhoods here and start a series on communities.

Hi Anna - This was one of the unexpected benefits of being on AR - it's a great platform to establish a neighborhood presence through localism blogs, and it's so easy to do.

I think that researching an area continually so that we can blog about it definitely makes us "neighborhood" specialists :).  That is what is so fanstastic about blogging.  It gives you major presence on the internet so clients find you :)!  You are definitely the expert in Moon Valley Phoenix, AZ Anna!!

Anna,  I have been slacking lately on blogging about my niche area.  Thanks for the reminder.  There have just been so many other fun things to blog about.  I will get back on track!!!!

Anna - thanks for the encouragement as I am in the process of "niching" my blog and not trying to take on the whole area. I only makes sense to be the "go to person".

I'm a Jack of all Trades, which would seem to be good, but too often it's a hindrance. People want the specialist.

Happy Hump Day!

Thanks so much, Anna, for highlighting the value that a true neighborhood specialist can have for their clients. Definitely worth a "suggest" and a re-blog!

Jenneifer you do a fabulous job of blogging about your area - it shows your love of the area!

Suzanne - yes we used to see that quite often here in Phx but not so much anymore.

Wanda and I look foward to reading about your area!  I also write about many other areas too but since I've lived in Moon Valley for years it's my favorite place!

Patrick - you're welcome.

Ellen - you could have a blast incorporating your whale tales into neighborhoods.  I can see it already!

Rebecca - I know many areas well, this one just happens to be my neck of the woods!!  Have fun writing about your area!

Dick...easy and fun I'd say.  I enjoy writing about local events too.

Brenda - thanks!  Yes and it is so important to continually update your posts.  Sometimes I see things from a year or two ago and it's like....what?  Did you fall off the face of the planet?

Belinda - you're alwasy writing fun post and very informative and though inspiring posts as well.

Linda in a big city one can niche many areas. I work in many different cities so I try to cross advertise as often as possible.

Russell - I think we're going to change it to Russell of all Trades!

Karen - and value it does have, over and over!  Thanks!

Perfect.  I am so glad that you didn't just dismiss him out of hand.  But, that is not your style anyway.

He is learning the ropes.  And, he is working at getting a "feel" for the people he wants to serve.  And, that is better than 70% or more of the agents out there.

When you are a "neighborhood specialist", you know the market.  What is going on at most levels.  There are so many agents around here that are still driving into the "Cities" to work, playing with their kids on the weekends which is great, attending games, etc.  When do they find the time to know what the comps are for housing in our area? What the foreclosures and short sales are doing to the market?

I find it great when someone blogs about their area and actually knows what's going on whether they have sold anything or not. But, please don't market yourself if you don't know pricing and availability, solds and expireds and cancelleds.

Dear Anna -

Thanks for the great advice.
It is so important to focus - not just in blogging I guess but in life as well.
I am hoping that Macy's or Nordstrom's have some focus on sale soon!

Have a happy day -
Lynn

Hi Anna Banana, first thing I thought of was how it is so "you" to have found out this info and given this guy credit. All others might be mumbling and grumbling, but you took the time to find out and give him credit where credit is due!
