Prospects * Applicants * Customers and Clients! Property Managers SHOULD Have All of THESE!

I am having MORE disappointing communications with people who seem to think they are ALL my customers and/or clients.....and they are NOT.

PROSPECTS * have either called me or contacted me through my website inquiring about a specific rental property.  They have previewed available properties on my website and have found a property or properties of interest.

APPLICANTS * have submitted a COMPLETED inquiry form directly from my website, answered my PREscreening questions and are downloading or have submitted their completed rental applications to me.  This means all adult applicants.   They don't need to pay me any money, I just need their information before I will schedule a viewing of an occupied property.

CUSTOMERS * are my TENANTS or Applicants who have paid their move-in monies and have signed a lease and are waiting to move into one of my properties.

CLIENTS * are my rental property owners.  I owe them the HIGHEST due diligence as well as confidentiality and consideration.


Why does someone who does not get the response they want from me THINK that they are a would-be CLIENT or would-be CUSTOMER?  They are NOT and hounding me saying that they ARE, does not make it so!

Hi Wallace - Does VA have agency disclosure?  We have to have buyers, tenants, sellers, etc sign a disclosure statement indicating who we work for.  Gives an idea for a blog.  Thanks.

Conrad * my disclosure is on my application and IN my written lease.  I sign my leases as the AGENT for the PROPERTY OWNER.....

Some folks just like to stick their heads in the sand and WISH & HOPE the world will work the way they want it to!  Sounds very silly, but some folks are just clueless.
