Last Friday, I have a great closing. The process went very smoothly, and the buyer was elated about the home. He and his wife are leaving their apartment now, and they own their own home. The home is pretty good shape. It needs a neutral paint job, and it needs some flooring.
Tonight I got a phone call from the buyer. He had contacted the water company to have them come out and turn on the main water switch for the house. The water company came out at a time when he was not home and got the water flowing into the home.
Well, no one checked to make sure all of the valves were turned off inside the house, and you guess it - the place got flooded. It was the ice maker line upstairs in the kitchen that was left open and caused a bunch of damage. He called me very upset, and I'm doing everything I can to help out.
Unfortunately he did not purchase hazard insurance, so it's all out of pocket. Yikes!
So two lessons learned - go ahead and buy the hazard insurance and check every place water can flow before turning the water on to be sure valves are closed.
