To Each His Own or Is There A Solid Answer? A recent blog post by Barbara Todaro titled "Hide And Seek Is Not A Game To Play With Past Clients" caused questions to arise in my mind and I thought, "What better place to pose the question than AR?" In her post she talked about time lapses between Agent/Client contact and how long will it take for them to forget you or move on? Still semi fresh to the game, I stay in close contact with any and all people that I even broach the subject of real estate with because I am trying to build my SOI as much as possible. Depending on where they are in their process, I determine how frequently I need to touch base whether it be via email, quick phone call, a card, or what have you.

The ultimate question that Barbara's blog conjured for me is that of How Often and For How Long Do You Make Contact With Leads Before Considering Them Dead? The leads I am referring to are those that come in via the company website, my personal website, or through listing websites. Let's say I get a lead from someone stating their interest in property here on Lake Oconee while I am on duty at the office. I make contact with them solid enough to find out the price range within which they are looking, that they are open to either a home purchase or an investment in land, they are hoping to purchase by the end of the year, and I hang up the phone with both email and cell number in hand. Thus begins the process of searching our local MLS to find properties suitable for this particular client.

This happened to me about four months ago. I made contact via phone with him once and have sent probably 7,8 emails in four months only to get nothing in return. So, my question is how long do I continue to contact this guy? At what point do I assume he is no longer interested? I assume he'd write and tell me he doesn't want me to send him properties anymore if I were bothering him. Do I even worry about being a bother to him or just continue to do the job asked of me that day on the phone?

Hi Margie - My web site keeps sending them new properties every day.  When they call to tell me to remove them from the search site I do an exit survey.

I don't think a lead is ever "dead."  If you are always in forefront of their mind (whether or not they are buying or selling) they will call when they need a realtor or refer you when someone asks for one.  If you are not at that forefront someone else will be.
