Is the top of the Straw Open on your Kentucky Home?

Did you ever play with a glass of water and a straw. Put your finger over the end of a straw and raise it. The water comes up with it. Let go of it and the water runs out.

Did you know your house drainage system also has a "top of the straw" that needs to be open for proper drainage. Plumber forgot to take the pressure test cap off the top of this plumbing vent pipe. No wonder everything drains slowly. It has to draw air from elsewhere.

Easy fix: break out the cap or cut off the top inch of pipe removing the test cap.

I think the current owners are a little angry about the thorough inspection you did. They didn't have one done and it cost them $18K.  I, my loan officer and my agent think a home inspection is well worth what I paid.

Thank You for the outstanding job you did on the inspection.  We bought and sold 9 houses and this was the only inspection that was ever done properly.  It was helpful and we will use it to do the repairs with a system, instead of the guess work we usually do.  Thanks again

Did you ever see a toilet bubble back from lack of a vent?  Bet you would at this home.

Having that cap on your stack would definately suck, even if it wasn't in Kentucky. Bet you didn't expect to see that.

Can you see it from the ground?

The cap rim is very visible from the ground, but as the person opeing it sometimes just knocks out the top of the cap, NO, you can't tell if it's open without getting above it.

If there's no rim at the top of the pipe, you can be reasonably sure that the pipe is open.  If the rim is present, yoiu gotta get above it to tell if the top of the cap was knocked out or if it's still sealed.

Good catch Erby.  I must say I have never seen that before.  Plenty of other issues with the PVC boots and the vents, but never the cap still in place.

That has to be the fattest plumbing vent I’ve ever seen. Is that common for Kentucky?

It's a standard, for this area, 4 inch plumbing vent.
