Home Buyers Turn into Home Inspectors

Sink Leaking during home inspection  After just a few weeks of looking these first time home buyers found their dream home.  We wrote the purchase agreement and the seller accepted as it was written.  Now time to apply for a mortgage and do a private home inspection. 

  We we 5 days into the agreement when we did the home inspection and things were really going well overall.  We were at the home for maybe 10-15 minutes and along with the buyers parents were taking a quick browse around while the inspector was setting up.  The buyers noticed the sink leaking and couldn't get it to stop and then I heard it "IF SOMETHING AS MINOR AS THIS ISN'T WORKING RIGHT HOW WAS THIS HOUSE TAKEN CARE OF"?  In this moment I watched a transformation of excited home buyer into nervous first time home inspector.  The home buyers started looking under all the sinks, opening back of toilets, studying the walls, counting outlets, etc, etc, etc.  It took a bit of time as the inspector went through the home with everyone to see if this home was still for them or not. 

  After the inspection we came to find there was very little wrong with the home overall and the transaction is moving forward.  All of this over one leaky sink in an otherwise very well kept home.

Having a great home inspector is one way to properly deal with this but obviously you don't take an inspector on every showing. Buyers have to understand that sometimes small things look worse than they but a home inspection will give them a better idea of the home's condition.

I think a home inspection should be done for every purchase!!! In TX it is the LAW to do a home inspection, but not in CA~

Thanks for stopping by and I agree Victor.  Jim so true with family and friends they can make or break a purchase in some cases.  Lauren I didn't know it was the law in Tx.

Bob,  Glad to hear everything worked out well for your buyers.  A small leak is nothing compared to some of the things we find!  Even when you build a house from the ground up, you end up with quite a punch list.

Elyse, yep a small leak or a running toilet isn't much overall but every once in awhile it pushes some farther than it should

Leaky sink problem is actually widespread here.  While I am not a home inspector, it is usually due to the home being vacant for so long and the cartridge going bad.  It is a relatively minor fix.  Could be something bigger so that's why you want to hire a home inspector :)

Renee- I guess what we see sometimes is that the buyers really become hyper-vigalant in finding more issues as this minor issue in their mind should not exist
