LEASE PURCHASE
I just negotiated a lease/purchase on one of my listings in Lake Charles, LA. Lease/Purchases can be handled many different ways.
In my recent transaction, the buyer was not in a situation to purchase the home and close in 30 days so the seller was open to negotiating a lease purchase. In instances like this a Lease is drawn up and executed for a certain period of time with all terms being negotiated between Lessor and Lessee. The REALTOR enters into the picture when it becomes time to execute the purchase contract. It is easy if you can complete all the paperwork at one time.
One of the stipulations in the lease/purchase I just completed was that the buyer go ahead and complete the buyer's home inspection. The inspection and repair outcome was completed up front and negotiated between the Lessor and the Lessee. When the time comes to purchase the home, several months from now, the home inspection period is done and all that needs to be obtained is the buyer's financing. The lease and inspection are attached as addendums to the Purchase Contract. Everything is executed all at one time including obtaining the deposit check which is held in escrow by the listing Broker until time of closing.
Lease Purchase is just another way that Real Estate Recovery is alive and well in Lake Charles contributing to a healthy and stable real estate market.
