Services for Real Estate Pros with Grand Property Virtual Tours

Hi everyone,

I'm a virtual tour photographer and I'm curious about something.  In this highly competitive market, why don't agents use more virtual tours?  I'm asking this not just to drum up business (but I always am looking...) but I really want to know your thoughts on this to help me help you.  Is it the cost?  Trouble with quality? Is there something you have been looking for in a virtual tour company that you haven't found yet?  I would think that agents would be looking for any little edge over the competition.  Any comments or suggestions appreciated!

In our somewhat remote location, the problem isn't cost, but it is convenience.  It's not feasible to bring a virtual tour photographer to a vacation area, far from the nearest metropolis. 

We needed a do-it-yourself solution to virtual tours, so I purchased the Egg360 lens setup.  It worked fine until the Egg hosting debacle.  Now we shoot a lot of still photos and assemble them into a Powerpoint presentation.

Peggy...2 things...time abnd money. I use Virtuals on all my listings, but many agents don't want to pay the cost or spend the time.

Most of my marketing dollars goes toward activities that generates high returns.  Although I do my own VT, I believe if you can show agents the benefits and ACTUAL return on investment, which most vendors don't do, you'll probably get more business.  Most people need to understand that Realtors are operating a business and we need to know what our ROI will be.

Since being able to use so many individual photos of a property in a number of web sites and the MLS I have gotten away from using virtual tours.  But I am not against using them is necessary.

My clients love the still photos but not all want the virtual tour.  Some say their house is not always in pristine condition, some feel the virutal tour does not capture the true size or essence of the house, etc.  My problem is some houses are not worth spending the money on.

I think the overwhleming response you are going to get is money.

Being a real estate professional is EXPENSIVE....it always seems as though everyone around us thinks we are the money tree and everyone just keeps shaking.

I do use virtual tours that I create myself and I can do them for free which makes hiring someone out of the question.

I do see a business opportunity there for you though...but as most real estate professionals will tell you they like to do everything at one time rather than have to send someone back out to the house for the pictures then wait for them to make the tour, etc.  Meanwhile you listing is on the MLS with no pictures?  That is not a good thing.  That's why we do most of the work ourselves instead of hiring it out.

Thanks everyone for your comments.  I love to hear your perspective on this issue.  We are doing our best to provide cost effective, quality virtual tours which I know is what an agent wants too.  We will just keep plodding along thru this down time, as I know all of you will too.  Good Luck everyone!

I'm not against virtual tours, but I am very impatient.  I don't like to sit and wait for it to download and then spin me all around 1 room at a time.
