I want to make an offer on the house you sent me. Have you seen it ?.  No only the pictures you sent me. STOP,  lets talk.

Now I know most of you are saying  " saddle up let me find my pen" and in theory that would be fine.

My client owns a gas station so I tried to put in terms he would understand. If I called you and said I wished to pay you $ 3.59 a gallon what would you say.

It depends who it was. No no you don't know the person at all, just a phone call. I tell them to beat it he says.

Why I ask, first i don't know how much they are going to get, maybe they want it cheaper when they get here and my price is my price.

I say well now where on to something...................

Sometimes you have to play the game to get what you want. You know go through the motions. Set up the appointment, actually bring your WIFE ( the decision maker) look at the property and then........

If your still interested in the property then we can make an offer and go forward.

If we do it your way sight unseen now you are potentially locked in ,if your offer is accepted and the problems you may have found earlier and now decided you didn't like ( i wish I new that before) soon become our problems.

I work for you and with you. My job is to protect you in the process. Even from yourself.

In a round about way I'm trying to say let's try it my way...........

In life a picture is worth a thousand words.............not all of them are good.

Don-that's happened in the past and those are the offers that need to be sent back with a clause that says "see the house first"

Hi Don - Mary & I sold a home sight unseen once. Our buyers were in the military, stationed in Hawaii, and were being transferred to the area. They found the place on-line and insisted on buying it. We did everything we could think of to get them to wait until they were here, but they were determined to go ahead. Then our managing broker insisted on a cya disclosure, which didn't bother the buyers at all. When I finally asked them how they could even consider doing such a thing, they told me they were military brats, had spent their whole lives on bases and in military housing, and were certain that this would be a big step up. It all worked out and they still happily own the home, but, in all honesty, that whole situation scared the crap out of us.
