It's amazing that there are people working as real estate agents that can't take the time to take a decent photo of a home, or haven't got someone that can help them. I was looking through our MLS for a client and came across a few photos that made me wonder how the agent could explain a lack of activity to their client. Here are a few of the best:

         

That an agent could allow a photo to be shown on June 30 in Connecticut is almost criminal. Our MLS system allows us to post up to 20 photos, with descriptions, etc. We can go in and edit these photos often so as to give the potential buyers a more seasonal appreciation to the photos.

It should be understood that not all agents may have the financial capabilities to get a professional photographer in to take the photos. Or maybe the agents just lack the computer capabilities or are uncertain on how to manage the photos, but there is no reason why someone couldn't be asked to come in and help. Taking a blurred cell phone photo is almost as bad as using a snow covered lawn for a listing in July.

Or if it's not July, then how about a nice photo of the front of the house in full bloom:

Or that acreage that you've been trying to unload for awhile and the seller is asking why no offers?

I look at listings like this and I know I must take a copy of the listing fully dated and save it for the opportunity to offer this to the owners as I try and get the expired listing. It's been said that a picture is worth a thousand words, and when a prospective buyer sees photos like this the seller looses.

My biggest pet peeve is NO photos in the MLS. My second biggest is blurry photos. Ed is correct. The photos must be kept up with the season. This also helps to keep the property from looking like it's been on the market for a long time.
