A recent article in the Landlord Times in Utah said, "As an investment, Arrends points out now may be a good time to buy real estate.  In certain markets, he says home price falls have fallen so far they have wiped out many of the gains in the last decade, so there may be deals aplenty."  I do agree that there are many bargain-priced homes available.

The same article points out that many would-be homebuyers are choosing to rent at this time.  That would mean that buyers purchasing rentals should have a ready-made market of renters.

That's a good point you made about the large pool of renters making it a lower risk for investment buyers. I think also that many private investors with modest investment portfolios will be healthier for the market than a small number of institutional deep pocket investors.
