Zestimates -- perhaps a little inaccurate at times?

Just checked out my own home on Zillow and there was some surprising information.  Zillow managed to get the right aerial photo and street address, but not much else.  As of today, my home on eight acres is located on 2.59 acres and is worth $106,900.  I should really be calling the county assessor's office quickly.  I'm also mowing way too much grass.

The home was worth a little more six months ago -- $365,000, and still more on January 1, 2010 -- $542,000.  There was a period of time between January 2010 and January 2011 when the Zestimate dropped to $154,000 before the rebound and subsequent slide to its current $106,900. Realistically, the house is worth somewhere between their high and low guesses. That's only a four hundred thousand dollar spread.

Zillow's stock may be a winner, and they have some great information for consumers.  Their Zestimates are probably not their strongest suit.  If they are anywhere near accurate and I decide to sell this place,  I'll do it on New Years Day.  Also, a copy of my home's Zestimate will become a permanent part of my pre-listing package and my buyers' orientation information.

Zillow can be pretty accurate in a cookie cutter neighborhood with a lot of activity... Beyond that, it is just a tool, and as with any tool, if you dont know how to use it you are going to get hurt.

If they were just inaccurate I could understannd.  It's the continuous wide swings from way to high to way too low that amaze me.

Yeah, the Zestimate is worthless in small markets, but you can't convince the client of that.

Hi Mike - Including that Zestimate with your pre-listing presentation and buyer's packet is a great idea. And you're right about the swings - mine just jumped almost $200k in the last six months. Thanks.

There's something defective about a person or company that cannot face the reality that they do not have an answer to every question.  There is a home improvement chain that instructed their employees to never tell a customer that they did not know the answer to their question. If they did not know where to find an item, they were to tell the customer that "It's over in hardware."  Whenever I asked for help and got sent to hardware, I just looked for another employee to ask.

Zillow would take a giant step toward credibility if they were to just say they don't have a credible estimate for a particular property.

In our market there is zero relationship between Zestimates and reality.  Unfortunately, they are based only on objective informations (sf,#of bedrooms/bathrooms etc) but don't take into account any of the subjective characteristics (new kichen or baths, location, general condition etc) that are so important in comparing properties in an an establshed area of existing homes of varying styles.

Zestimates are a good illustration of what happens when you write defective code and turn it loose to run with no verification or ongoing testing.  My home is accurately described in public tax records, and I could understand a poor estimate based on those records.  What is intollerable is the wild volatility in the shoot in the dark numbers that their blindly executed program spews out.  The only consistency in their numbers is that none of them is within $100,000 of a reasonable guess.
