A Rental Property Home Inspection Is A MUST

By
Home Inspector with Halliday Home Inspections

We recently drove to Mammoth Lakes, CA for a mini family “working vacation”.  We stayed at a condominium located near Mammoth Mountain Canyon Lodge which is a popular rental unit during the winter ski season.  Our family member owns this condo and asked us to provide her with a “Rental Home Inspection”.

Halliday Home Inspections provide inspections for home buyers, home sellers, property management companies for rental units as well as homeowners who need an annual property check up.  We are also licensed California General Contractors.

During our inspection we came across several important safety issues we feel are concerns for rental property owners and managers.  First and foremost is the California Law SB 183.  SB 183 requires all rental property owners to install carbon monoxide detectors within 15 feet of living areas (living room, family rooms and bedrooms).

The second important safety concern when renting a property with multi levels is that the balusters for the stair hand rail are no more than 4 inches apart.  As you can see in this picture the balusters are over 6 inches and a small child can easily fit through.

Also you will notice in the other picture an interior window that is located on the upper level and opens above the dining room and living room below.  A child could easily open this window thinking the screen can hold them and fall out.  The wooden bar is hardly enough to protect someone from falling.

In our rental inspection reports we also provide the owner with status and location of all utilities and shut-off valves, roof condition, structural condition of home and any signs of past, current or potential water leaks.

We recommend a property inspection be conducted annually for rental properties, possibly semi-annually if they are popular vacation rentals.  A rental property home inspection can provide piece of mind for the tenant and homeowner knowing that it is safe and free of any potential liability issues.  Please contact us if we can be of service to you for your rental property or home.  We travel all over Southern California and the Eastern Sierra’s!

Ouch, that does not look good. I think it is a good idea to have a check list of safety and maintenance on every rental no matter what term it is.

Irina - Yes that wooden bar is scary and before the window and "safety bar" were installed it was just an opening down to the lower level.....Very Scary!

Dan - Thanks for taking the time to read this.  Take care1

Karen - Thank you for reblogging.  Our client has had this property for 20 years and it has always been a very busy winter rental in a ski resort.  This being her first inspection we added in our report gereral maintenance to make it astheticly pleasing so she can continue to charge top dollar for rental fees.  Now she plans to have an inspection every year realizing the safety importance!

David - Safety is definately number one.  You're right, every rental should have frequent inspections performed.  Thanks for reading!

I don't think many people think about an inspection when renting a property... this is very instructive and an inspection can be very important.
