Staging Makes a Difference

I am often asked on Listing Appointments about the effectiveness of staging. Do I believe in staging? Does it really make a difference in the eyes of potential buyers? In the good old days when a seller put a sign in the yard and could attract multiple offers staging really wasn't a necessity. However, in the most recent Triangle TARR report, the numbers were quite astonishing. Sellers, in the current real estate market, have a 13% probability of selling their homes.....
Yes, that is right...13%. Even though the Triangle is one of the healthiest markets in the country we still have an oversupply of homes. When there is an oversupply of homes and a seller has a one in ten chance of selling their home a seller must do everything they can to stand out against the competition. On many occassions I tell my clients that I'm not going to tell them what to do but show them what to do. I bring clients with me to shop the competition so they can see what they need to do to get a house sold. I also like to provide examples of before and after so that sellers can see what a difference it makes when cost effective improvements along with staging are combined. The results are amazing.
To that end, I have worked closely the last few years with Triangle Staging and Design on staging. There are very few staging companies in the area that provide consultations along with having a warehouse and truck to transport the staging materials. The results are amazing. I wanted to share with you a couple of successes I had recently with Michele and Honey and give them kudos for the difference they make with my listings.
