Here is the July 2011 Real Estate Market Report - Windsor CO:

July Property sales were 41, up 7.9% from 38 in July of 2010 and 25.5% lower than the 55 sales last month. July 2011 sales were at their highest level compared to July of 2010 and 2009. Year-to-date sales of 267 are running 9.9% ahead of last year's year-to-date sales of 243.

The Median Sales Price in July was $302,000, down 17.3% from $365,000 in July of 2010 and up 4.1% from $290,000 last month. The Average Sales Price in July was $328,219, down 6.9% from $352,673 in July of 2010 and up 5.7% from $310,499 last month. July 2011 Average Sales Price was at a mid range compared to July of 2010 and 2009.

The Total Inventory of Properties available for sale as of July was 299, up 2.7% from 291 last month and down 4.5% from 313 in July of last year. July 2011 Inventory was at its lowest level compared with July of 2010 and 2009. The Days On Market(DOM) for July was 71, down 30.4% from 102 days last month and down 47.4% from 135 days in July of last year. The July 2011 DOM was at its lowest level compared with July of 2010 and 2009.
