Here is the July 2011 Real Estate Market Report - Wellington CO:

July Property sales were 13, up 18.2% from 11 in July of 2010 and 45.8% lower than the 24 sales last month. July 2011 sales were at a mid level compared to July of 2010 and 2009. Year-to-date sales of 94 are running 14.5% behind last year's year-to-date sales of 110.

The Median Sales Price in July was $220,500, up 29.7% from $170,000 in July of 2010 and up 18.5% from $186,128 last month. The Average Sales Price in July was $246,451, up 28.1% from $192,455 in July of 2010 and up 27.2% from $193,790 last month. July 2011 Average Sales Price was at the highest level compared to July of 2010 and 2009.

The Total Inventory of Properties available for sale as of July was 89, up 12.7% from 79 last month and down 3.3% from 92 in July of last year. July 2011 Inventory was at its lowest level compared with July of 2010 and 2009. The Days On Market(DOM) for July was 45, down 42.3% from 78 days last month and down 27.4% from 62 days in July of last year. The July 2011 DOM was at its lowest level compared with July of 2010 and 2009.
