Today our local board of realtors notified the membership that our December fees would be waived in recognition of the tough market we are dealing with in West Michigan. Recently a majority of new listings for that day on our MLS were bank owned. It is the harsh reality of this market that the bank is your competition in the Holland - Zeeland, Michigan area, but it is still hard to convince clients that they must price their house to be competitive which is usually not where they think that it should be listed. The hardest thing to do as a REALTOR is to walk away from a listing, but you have to consider your time and the marketing costs associated with an over-priced listing.

Steve: That was a kind and thoughtful act for your Board to waive your fees. We have several foreclosures in our area as well. I show more vacant homes than occupied.
