When I wrote the blog on May 31 Don't take any referral for granted, the reason why you need to call them quickly! We started our house hunting right off the bat, and finally got a house they all liked in about 2 weeks time. They were so happy to find that perfect home and looked forward to the closing which was scheduled for 30 days later. Oh, that was just the beginning of a long roller coaster ride.
First, the appraisal came back $6,000 lower than the sales price on the contract, but we worked it out after all.
Second, our contract was contingent to the closing of my buyer's house which was located in another town about 40 minutes away and listed by a local agent, but, their buyer disappeared for a little while after our contract was executed on my buyer's new house. Nobody could get hold of that buyer, not knowing whether they could close on their house or not, I had to explain to my other agent who we were buying the house with, which was not fun of course. Then, all a sudden, my client's buyer showed back up, whoosh, I thought. It went well till the day of my client's closing of his house, his buyer backed out!
Oh my gosh, now I have to deliver the worst news any one of us hate to hear, the deal is dead. At least that's what it seemed to be at that time.
With the patience and persistence of the agent, her sellers, my buyer and his lender, we pulled it through. My client can still buy and close his perfect new home.
Even though it took us almost 2 months to go through the ordeal and so many unknown, ifs and buts, with everyone working together, we finally closed yesterday evening. My clients were still smiling as they signed those stacks of papers at closing, and they were so excited and looked forward to moving to Marion into their new home!
Miracle does happen sometimes, work it and it may just happen for you next time.
