It has been a weird summer in my area of the state. By the fall of 2010, my central Mn. location had received 10 inches above our normal rainfall average. This summer has kept up the rainy trend with our rainfall 25% over normal for this part of Chisago County.
Buyers all summer have looked at me with more than normal distrust, as I tell them that the soggy ground next to the shoreline is unusual, or the tire swing over the swamp is normally a grassy knoll where the grandkids play! One buyer came right out with it: "why should I believe you, you are trying to sell me a house!?"
Indeed, why should he? The fact that I have lived on the lake for 21 years means nothing to him! The fact that every house we looked at had lake up into the front yard, or soggy shoreline with rocky edges (rip rap) meant nothing either..people could really be throwing those tons of rock out to make it look like it used to be shore!..It was kind of funny, and I told him exactly what I printed above..he laughed..and I directed him to look up average rainfall for the area on an excellent website http://water.weather.gov/precip/ A great tool to share with everyone!
We have had to pull homes back off the market due to water overrunning mature gardens and front yards, mowing is an ugly affair in the wetlands..and some of our clients still have docks sitting in the tall grasses, giving up on moving them and tearing out the lawn with stuck vehicles. It has made for some pretty decent deals for buyers that can see beyond the water...isn't water what they are paying for anyway! :)
As my husband and I own the local bait shop also, we are watching the weather pattern, and wondering if we will have this much precip all winter. Last winter the heavy snows really hurt the ice ont he lakes, making it one of the worst ice fishing seasons for us in retail, and one of the best for the fisherman who had little competition.
All real estate is local..and our area is proof of it, with overfilled lakes..while south of us, on exceptionally popular lake is so far down that authorities are trying to see if it has developed a hole that is draining it!..For me, I'll take it, can't beat the view of ducks in your front yard!
