Ventless Fireplace And VA Loan Requirements
I'm not quite sure when this became a VA guideline, but this is something you should be aware of. Recently I was involved with a VA transaction representing my buyer when 50 minutes before we were all supposed to meet at the closing table the VA wanted one more document or else the loan wouldn't close. The VA wanted a written statement from a licensed heating and air conditioning contractor stating that the existing "Ventless Fireplace" was equipped with an approved Oxygen Depletion Sensor and that it meets local building codes or is installed according to the manufacturers specs. I've done several VA loans in the past where this wasn't required so I was caught a off guard.
We were all at the closing and it was Friday so the closing wasn't going to happen, but I did make a call and scheduled an inspection for the following Monday. Actually we did have a dry closing Friday, funding was in place, but couldn't be dispersed until the last document was in. Come Monday morning the HVAC contractor was at my buyers home, performed his inspection and handed me his written report...after I handed him my personal check for $99 of course. I wasn't going to let my clients take the heat for this and the sellers...well I won't go there.
Anyway, I thought this was something you would want to know if you aren't familiar with it or don't do many VA loans.
