I actually had a CA move-out/eviction 30 years ago and waited IN the house until 1A while the tenants moved out AFTER the sheriff had posted the property.  They went to work like normal and expected to move afterward....never again.

 

In VA, it they are not OUT and GONE by the time the sheriff - their stuff is MINE!

Arizona is landlord friendly compared to other states when investing in real estate. Real estate investors new to Arizona ask me the following questions "How long does it take to remove a tenant that is not paying rent? Then, I inform them it can take four to six weeks from start to finish. The real estate investor is relieved because in other states it could take months. This is not good for cash flow.

PHOENIX PROPERTY MANAGEMENTHere is a picture of our latest eviction that just happened a couple weeks ago. We obtained the judgment in favor of the landlord due to the tenant has stop paying rent. Many tenants do not realize that all their rights are taken away on the day they stop paying rent. The rental lease is a contract between two parties. The law still states that the tenant is to pay rent as agreed upon.

We had a tenant break their lease only four months into the lease agreement. They sent us written notice. We agreed upon a move out date. Well, the unit was trashed when they left. Furthermore, they still had eight months on their lease. The owner will be seeking damages on this one.

The judge does not like when the tenant stops paying rent. Tenants believe they can tell the judge a sob story so judge sides with them. Wrong! I have witnessed several times when the tenant loses all their rights when they stop paying rent even if the landlord does not repair items. The tenant must still keep paying rent.

This move out went smoothly. The owner and tenant agreed upon a time for them to remove their items from the home. Yes, a representative from our company stays at the site to ensure all items are out of the home. Many times people leave a huge pile of trash. There have been times when the owner has to pick up the bill for trash removal.

Many people think that property management is easy. Do you really want to take on another full time job?

Not sure I understand the title- I live in AZ, and UNDER VERY PARTICULAR circumstances they have 21 days to claim their belongings IF they pay for the landlord's trouble inventorying and storing them. Exceptions are tools of their tradr, important papers, and certain personal things. AZ actually is pretty well even between Landlords and Tenants rights.
