How about an update on what Maui condos are selling, and for how much?  In the month of July there were 48 closed transactions in the South Maui and Maalaea areas.  Sale price ranged from $75,000 to $1,950,000.  Average price was $399,082 and median price was $252,250.  Total value of all the sales was $19,155,980.  All but 11 of these were CASH BUYERS, especially the highest priced ones.  
13 were bank owned condos, all priced under $423,000.  6 were short sales with an average of 280 days on market.

1.     Maalaea Yacht Marina 104,  SOLD $75,000.00
- beachfront leasehold bank owned 1BD/1BA ground floor vacation condo
- clean and decent, but no appliances or furnishings included

2.   Kihei Villages had 3 closings,  SOLD average  $135,000.00
- 2 bedroom units, one was bank owned
- all 3 sold pretty quickly in about 2 to 2.5 months

3.   Maui Vista had 4 sales,  SOLD average   $225,000.00
- all were 1BD/1BA mostly ground floor units, furnished vacation rentals, no ocean views
normal sales, not distressed properties, average 95 DOM

4.   Hale Kamaole had 2 sales,  SOLD average  $369,500.00
- ground floor furnished 1BD/1BA resort units, no ocean views
- one was a short sale and both were on the market a very long time

5.    Maui Kamaole I-104,  SOLD  $423,000.00
- ground floor 1BD/2BA upscale vacation rental, no ocean view 
-bank owned, unfurnished and without all appliances, quick sale

6.    Kai Makani Ocean Villas 10-201,  SOLD  $505,000.00
- normal sale 2BD/2BA townhouse style condo with views, front row position across from beach
- sold quickly for about 6% under asking price


7.    Wailea Palms had 2 closings,  SOLD average  $590,000.00
- luxury 2 bedroom condos in Wailea, short term rentals not allowed, ocean and mountain views
- normal sales with an average of 231 DOM

8.    Wailea Ekolu 1610, SOLD  $800,000.00
- furnished 2BD/2.5BA vacation home with panoramic views, remodeled 2-story townhouse
- normal sale, 261 DOM, original price $949,000.00

9.    Kai Malu 40B,  SOLD  $900,000.00
- 2-story townhouse style 3BD/2.5BA residence, views and private pool, pets allowed
- this was a short sale that took 417 days to sell 

10.    Makena Surf F-207, SOLD  $1,950,000.00
- front row, direct oceanfront 2BD/2BA vacation rentable condo, completely furnished
- normal sale, cash buyer

Kihei Park celebrated an official opening of the first phase last week, with Mayor Alan Arakawa on hand for the ceremony.  The first phase includes a soccer/utility field, a baseball field, night lighting, restrooms, concrete benches and tables, and grilling pits.  $200,000 worth of playground equipment was donated by local businesses and volunteers from the community.  When completed, the 44 acre park will have more playing fields, 2 more playgrounds, a youth center and gymnasium, tennis and basketball courts.  It's located next to Kihei Elementary School, and close to Lokelani Intermediate School.  This dream has been in the works since the late 1980's, and will be a great addition to the Kihei landscape.
